We would like to update you on some concerns in the community.
The Water Pressure has been checked by City of Austin, Pressure shows good on their side of the main water meter. Plumber will need to go to each building, riser room and check the pressure for each building. We will meet the Fire Inspectors on the 29th at 12pm to complete inspection on Bldg 3 and show the plumber and I, the water meter locations for each of the buildings. There is alot of equipment in the Riser Rooms and need to be very careful working in there and the reason for the lock on the doors.
AC Units-these are the responsibility of the owner. As the owner, they can call any vendor they want to work with to make the inspections or repair it.
Parking Spots Fading- we are aware of the need to have the paint done but we have spent a good portion of the funds on the fire inspection and needed to wait a month or two to build it up. We are paying a large sum for the fire inspection in June and July when the budget is set up on a 12 month budget plan. We are now obtaining bids for the parking lot restriping. Thank you for your patience.
Wasp Nests - ABC pest control came Friday and Monday to spray underneath all the outside stairs going to the upstairs unit. They called me from the community when it was completed. They did knock down the nests where they could reach but it is ok to leave them to deter any further infestation they said.
Landscaping needs - I have spoken to a resident who is concerned with the yards inside the fences. The large mowers will not fit in that space so they were using the trimmers to just cut over the grass. I contacted our landscaping explaining this and asked if they could use the small push mowers to make an even cut instead of the trimmers which is very uneven. They were to make arrangements for this. If any of you have a ring camera and can see them when they come. Please let us know what they are doing.
Reminder of two rules in particular for Community Etiquette:
G-3. Noise and Odors. Each Occupant must exercise reasonable care to avoid making or permitting to be made loud, disturbing, or objectionable noises or noxious odors that are likely to disturb Occupants of other Units. The following are expressly prohibited: (1) installing speakers, subwoofers, or other noise or vibration emitting equipment in or on a party wall (a wall between 2 Units); (2) creating any protrusion in a party wall (a wall between 2 Units), through which sound may more easily transfer; (3) mounting a speaker in a ceiling at a point that is less than 5 feet from a party wall; and (4) loud vocalizations and boisterous conduct on Common Elements.
H-3. Balconies and Porches. Because balconies and porches are distinctive architectural features of the Property, an Owner or Occupant may not change the appearance or condition of the balcony or porch portion of his Unit in any manner, without the prior authorization of the Architectural Reviewer. While certain types of furniture are allowed on balconies and patios, such items must be in good condition, of a first class nature, and compatible with the design and quality of the community, as determined by the Board its sole and absolute discretion. Prohibited activities include the following:
a. Painting or staining any part of the balcony or porch. b. Using the balcony or porch for storage. c. Installing a cover of any kind over the open slat top of the balcony. d. Enclosing or covering of the balcony or porch in any manner. e. Using or installing a clothesline. f. Hanging items from the trellis, arbor, walls, roof, or railing, or failing to remove hanging items that the Architectural Reviewer has determined to be unattractive, such as decorative items, windchimes, windsocks, birdfeeders, rope lights, and hanging baskets. g. Maintaining anything on the balcony or porch that the Architectural Reviewer determines to be unattractive, such as umbrellas, items of storage, bicycles, and oversized or inappropriate furniture.
h. The display of flags on balconies or porches is prohibited. i. Barbecue grills may not be kept - even temporarily - on porches or balconies.(Fire Hazard)
